Wheatley Homes Glasgow is looking to set the rent for the next year 2025/26 and is carrying out its statutory consultation exercise.

It is asking tenants for their opinion on two proposals for the rise which will take effect in April.

Two options are a 6.9% rise or a 7.9% rise.

The lower rise would see services remain as they are and the higher level would allow for some investment to be carried out.

A 6.9% rise would see average rent go up by around £7 a week and 7.9% by around £8.

Tenants have been sent a document ‘Investing in your Community to outline the proposals.

Last month the Glasgow Times revealed a pre-consultation forum had taken place with a small group of tenants to consider increases of 7.9% and 8.9%.

The Scottish Housing Regulator has also warned that social housing tenants can expect rent rises above inflation for the coming years.

It stated: “Landlords told us that last year’s annual rent setting exercise was one of the most difficult they have faced.

“This year will also be hugely challenging as they consider costs that although rising slower after the recent drop in inflation, are still rising while also recognising the financial hardship that remains a reality for many of their tenants.”

Consumer Price Index inflation CPI last year fluctuated from a high of 4% in January to a low of 1.7% in September. For most of the year, it was below 3%.

Wheatley Homes Glasgow said there are rising costs outside its control.

A spokesperson said: “We’re currently consulting with our tenants about rent levels for 2025/26. The Wheatley Homes Glasgow Board will then carefully consider all the feedback before making a final decision on rent and service charges. 

“Other social landlords in the city and across Scotland are also consulting with their tenants at this time, with similar or even higher rent proposals.  

“We’re doing everything we can to keep rents as low as possible. Unfortunately, there are financial pressures and challenges we can’t control such as rising repairs and maintenance costs, complying with Scottish Government energy efficiency regulations and National Insurance increases. 

“At the same time, we want to deliver the services tenants wish to see, such as carrying out repairs and investing more money in our homes and communities.  

 “Any tenant worried about their rent should get in touch with us straight away. We have a range of support services to help.”    

The Scottish Tenants Organisation said the rise will be unaffordable.

Sean Clerkin, campaign co-ordinator, said: “Wheatley Homes Glasgow should be ashamed of themselves for attempting to profit from vulnerable tenants who are having to choose between eating, heating their home and paying these extortionate rents.

“If these rent increases go ahead we will see more tenants pushed into rent arrears resulting in even more tenants presenting themselves as homeless to Glasgow City Council.

“We would urge all tenants to respond to this rent consultation in Glasgow demanding no rent increase in the year ahead given the terrible financial situation tenants find themselves in. We will be campaigning against the proposed rent increase in the days and weeks ahead demanding a rent freeze.”
