Kyle Richards Reveals Possibility of Selling Her Family Home
The "Real Housewives of Beverly Hills" star revealed a change to her separation from Mauricio Umansky.
Kyle Richards revealed things have taken a turn in her separation from Mauricio Umansky. In February 2025, “The Real Housewives of Beverly Hills” star revealed she has talked to her estranged husband about selling their family home in Encino, California.
Richards opened up on the “RHOBH After Show” and gave an update on her separation from The Agency founder. The Bravo star noted that while she and Umansky have not talked about divorce, they have had conversations about the real estate they own together.
“We still have not filed for divorce or anything, but… we have had more conversations about like, ‘What should we do? Should I still live where I’m living? Should we sell the house and each go buy two new homes? Or do we keep the house, because it is such a special property and just each go our different ways?’“ Richards revealed. “We’re discussing those things now, which we did not before.”
“I don’t think that there is a blueprint for exactly how this has to be done,” she added of her nearly two-year separation from her husband of 29 years.

Richards and Umansky own their main home in Encino and vacation homes in La Quinta and Aspen, Colorado. All three properties have been featured on “The Real Housewives of Beverly Hills.”
In 2018, Richards and Umansky paid $8.25 million for their seven-bedroom, eight-bathroom Encino estate that was once owned by legendary Motown singer Smokey Robinson, according to Trulia.
Richards later told Entertainment Tonight her family hadn’t planned to move but that the dream home became listed by Umansky’s real estate firm so they went to take a look. “I was completely blown away, because it’s not like anything you would see in Los Angeles, normally. I just fell in love, and my husband did, too,” she said.
More than seven years later, Richards remains in the home while Umansky lives in a condo in West Hollywood. In a heartbreaking RHOBH season 14 scene, Richards met up with Umansky at a gun range, where they talked about their separate living situations.
After Umansky asked her how it felt living at their home with their daughters, Richards replied, “I mean it’s quiet sometimes.” She reminded him, “You’re in a new place and it feels new and different. I’m in our home. I’m in the place where everybody was… and it just feels different.” Richards then cried in her hsuband’s arms.
In April 2024, Richards told fans during an Amazon Live that she stayed in the family home for practical reasons. “I’m still in my house, I have too many dogs to go anywhere else. I’m still here,” she said at the time.

Richards has lived in the Los Angeles area her whole life. In the RHOBH season 13 episode titled “A Celebration of Life,” she admitted she wanted to someday live in a quieter place someday.
“I will always have a love for Los Angeles, but I just don’t feel as connected to it as I used to,” she said. “The things that make me happy are being outside, running by the river, hiking with my dog. One day, when [youngest daughter] Portia’s done with school, I’m gonna choose some place to live that is more conducive to what brings me happiness,” she said.
Richards has a great love for Aspen as well. In May 2022, she told Bravo TV.com that she would consider moving to the Colorado city, but noted she would probably still keep her home in Encino.
“Even if I move one day to, like Aspen, Colorado, I’ll keep [our Encino home] for my kids or something,” she said at the time.
